Donner Lake and Town of Truckee Short Term Rentals

The many short term rentals available in the Truckee area has impacted the local housing market. The Town of Truckee changed their short term rental approval process to address the lack of affordable long term housing for locals.

Changes to the Short Term Rental Ordinance

On February 8, 2022, the Town of Truckee held a Council Meeting, updating components of the Short Term Rental program to include the following:

Capping STR registration certificates town-wide to 1255 units.

Phasing out STRs in both multi-family units and Accessory Dwelling Units. They will not issue new registration certificates for these types of units. Current certificate holders will be permitted to renew.

There is a one year waiting period after a property sells before it is eligible to register as an STR.

Increased penalties for violations and they've added a new fee for inspections following a citation.

December 31 will now be the deadline for annual permit renewal to facilitate management of the waitlist. 

They will conduct a review of the STR program in summer 2023 and bi-annually after that. 

Wait List Application Registration

On June 13th, they opened a Waitlist Application Process that will only accept applications online (Click Here to Register.) There were 68 available registrations and they will be open to the available Registrants who join the Waitlist on a quarterly basis starting on July 1, 2022.

They will move through the Waitlist in the order that they are received. When registrations become available, they will notify the next in-line Waitlist Applicant. The Waitlist Applicant will have 30 days to Register before they move on to the next Waitlist Applicant in-line.

Preparing For Application

To prepare for the process, key information includes:

$100 non-refundable deposit will be due at time of application submission.

Owner Information: Name, mailing address, phone number, and email address.

Rental Address Information: Property address, and Assessor Parcel Number (APN).

Rental Unit Information: Property type, number of permitted bedrooms, and the date of most recent sale/transfer of the property.

Documents: Copy of the Recorded Grant Deed showing current ownership of the property.

Waitlist Application Review 

Review of your waitlist application will take 10-15 working days at least. They ask that you not contact them regarding status of your application prior to that timeframe.

You will receive an email on the status on your Waitlist Application, if more information is required or if you are approved to register.  

Waitlist Application Frequently Asked Questions

Will I have to reapply for the waitlist every year or will my spot remain?

You do not need to reapply each year. Once your waitlist application is submitted and approved, you will remain in the waitlist queue until an STR Registration spot opens up.

Will I know where I am on the waitlist?

Not immediately, but the Town will post a list in July 2022.

How will I be notified if it is my turn to register my STR?

The Town will send you an email notification when it is your turn to register. The complete registration application must be completed within 30 days of that notification.

Will I get my $100 back or will it be used to offset my registration?

The $100 is a non-refundable deposit that will go towards your full registration fee once it is your turn to register.

What if I don’t want to be on the waitlist anymore?

Please notify our office and we can remove you from the waitlist.

How will you know the order of applicants?

Each application is timestamped at submittal. Town Staff will process applications in the order that they are received.

Are homes purchased before the ordinance went into effect still subject to the 365-day waiting period?

The 365-day waiting period applies regardless of when the property was purchased.

I see that I am toward the top of the waitlist. When can I start advertising my property as a short-term rental?

Advertising without a short-term rental registration certificate is in violation of the short-term rental ordinance.  Once your short-term rental registration application is approved, you will receive a certificate and can begin renting at that time.
